SHORT-TERM RENTAL AGREEMENT

This Short-Term Rental Agreement (“Agreement”) is made and entered into as of the date of booking by and between:

Owner/Manager: Ariel Ortiz-Bobea (“Owner”), the legally authorized representative of The Glen Park House, located at 102 Durland Place, Watkins Glen, NY, and 

Guest: [Guest Name] (“Guest”), who has agreed to rent the property for the term specified below.

Check-out:       [Check-out date]          at             10:00 AM

Early check-in or late check-out must be requested in advance and is subject to availability and an additional fee.

  1. Payment & Security Deposit
  • Total rental amount: $[Total Amount]
  • Security deposit: $[Amount] (refundable within 7 days of check-out, pending inspection)
  • Payment is due in full at the time of booking unless otherwise agreed.
  • Guest agrees to any additional charges for damages, excessive cleaning, or violations of this Agreement.
  1. Cancellation Policy
  • Free cancellation until 30 days before check-in.
  • Cancellations within 7-30 days of check-in will be refunded at 50%.
  • Cancellations within 7 days of check-in will not be refunded.
  • No-shows or early departures are non-refundable.
  1. House Rules

To ensure a pleasant stay for all guests and protect the property, Guest agrees to the following:

  • Maximum Occupancy: 10 guests (per local ordinance).
  • No Smoking: Strictly prohibited inside the house. A cleaning fee equivalent to the ongoing nightly rate will be charged for violations.
  • No Pets: Unless otherwise agreed in writing (service dogs only).
  • Quiet Hours: 10:00 PM – 9:00 AM to respect neighbors.
  • Events & Parties: Not allowed without prior written approval.
  • Trash & Recycling: Must be disposed of in designated bins.
  1. Guest Responsibilities
  • Guest shall maintain the property in good condition and report any issues promptly.
  • Guest is responsible for any damage caused by their actions, guests, or invitees beyond normal wear and tear.
  • Guest shall not sublet or assign the property.
  • Guest agrees to abide by all local laws and ordinances during their stay.
  1. Owner’s Rights
  • Owner reserves the right to enter the property with reasonable notice for repairs, inspections, or emergencies.
  • If Guest violates the terms of this Agreement, Owner may terminate the stay without refund.
  • Owner is not responsible for weather conditions, acts of nature, or other circumstances beyond their control that may affect the stay.
  1. Liability & Indemnification
  • Guest assumes all responsibility for their safety and the safety of their guests while on the property.
  • Owner is not liable for accidents, injuries, or loss of property during the stay.
  • Guest agrees to indemnify and hold harmless the Owner from any claims arising from their stay.
  1. Governing Law & Dispute Resolution
  • This Agreement shall be governed by the laws of the State of New York.
  • Any disputes shall first be attempted to be resolved amicably. If legal action is required, it shall be pursued in the jurisdiction of Schuyler County, NY.
  1. Acceptance of Terms

By completing the booking and making payment, Guest acknowledges they have read, understood, and agreed to the terms of this Agreement.
